Complimentary One-Day Moving Truck- Use one of our Coldwell Banker moving trucks for FREE( When available, local moves only.) If not available a courtesy coupon for a Budget truck will be provided.
 

WE GUARANTEE TO REPAIR AT NO EXTRA CHARGE: 

Leaking faucets-Only the leak. We do not repair damage resulting from the leak. We do not cover fixtures that need to be replaced. 

Leaking sinks-Only the leak. We do not repair damage resulting from the leak. 

Leaking Shower Head- Only the leak. we do not repair damage resulting from the leak. We do not cover fixtures that need to be replaced. 

Wall Holes-We will repair holes in drywall resulting from door knob intrusion. Painting is not included. 

Towel Racks-We will repair loose or removed towel racks where they attach to the wall. We do not replace the towel rack fixture. 

Light Bulbs-We will change hard-to-reach light bulbs, interior and exterior. Light bulbs are not included. 

Electrical Wall Sockets-We will repair interior wall sockets. Repair does not cover violations or updating to G.F.C.I 

Interior Light Switches-We will repair all interior light switches. Repair does not cover violations or updating to G.F.C.I 

Leaking Toilets- We will repair toilet leaks at the water connection points. We will repair "running toilets," if possible, but do not cover the internal mechanism. 

Door Adjustment- We will adjust doors and cabinet doors where possible, within the manufacturer's allowed ability to do so. Excludes garage doors. 

Install Door Locks-As existing holes permit. Locks are not included. 

Install Battery in Smoke Detector-Battery not included 

Tub and Tile Caulking 

 

We will be happy to assist you with other "handyman" repair items, if possible. Call our customer service representative to see what we can do! 

This guarantee covers only the items listed and is provided as a complimentary service by your representative from Coldwell Banker J. Wesley Dowling & Assoc, Inc. Your property must be actively listed by Coldwell Banker J. Wesley Dowling & Associaters, Inc. for a period of not less than 180 days. Withdrawal from market, expiration or termination of the listing shall cancel this agreement.

Disclosure Laws >Defects Must Be Revealed

Disclosure laws make it important to reveal all material defects when you are selling a home. It is important to be absolutely candid with your agent and all buyers about the condition of the property. If there is anything wrong with the roof, the plumbing, the wiring or structure, it will probably not remain a "sleeping dog". The problem will probably wake up, snarl, growl and snap at your ankles at the precise moment your buyers feel their first stirring of buyers' remorse.

It is unlikely that defects will go undetected, because most buyers get a home inspection before they are contractually obliged to complete the purchase. Even if the problems do not surface before the closing, your liability does not end after the closing for any defects you may have forgotten to report. Buyers almost never accept misrepresentation graciously, but they can usually deal with a house that is short of perfection if they know what they are getting into from the beginning. When selling your home, your real estate agent will provide you with a seller's disclosure form. Protect yourself by clearly describing any material defects prior to the sale.
